Phase one of an environmentally sustainable estate in KwaZulu Natal is now sold out, and construction has commenced for the first of the 570 homes.
At Kindlewood in Mount Edgecombe, key principles of the energy and water-efficient design include the use of solar power and the separation of "grey" (recycled) and "black" (unpurified) water. A number of ideas have been implemented in order to reduce the demand on power.
These include the use of photovoltaic panels to supply power to the boardroom lights; solar panels for heating water, along with energy saving appliances; the use of a VVR air-conditioning system that is secondary to the building system for ventilation and uses less power than a conventional system, and the use of energy saving fittings that reduce dependency on artificial lighting, resulting in further savings on power. Water saving measures include the use of indigenous plants for low water absorption and the use of underground rainwater harvesting which collects and filters "grey" water and then reuses it for irrigation.
Although all these features are not compulsory for property owners, the development team is encouraging buyers to evaluate the benefits of including as many of these principles in their building designs as possible, and is available to provide advice and assistance.
Kindlewood also boasts 14 hectares of open spaces, lawns and indigenous plants and trees, and is bordered by a natural wetland valley.
Safety features include two gated entrances, controlled 24-hours, electrified perimeter fencing throughout the estate and monitored camera surveillance that provide added protection.
Hydro seeding and watering of exposed areas is carried out regularly in order to minimise dust and fast track the growth of grass.
